How much does it cost to paint a house inside and out?

Painting a 3-bedroom, two-storey home inside and out costs $11,800–$27,500 in 2026, before HST. That total adds the whole-interior row to the two-storey exterior row from the price tables above. Other common combinations add up the same way.

Adding ranges also adds their spreads, so a whole-house total runs wide. A smaller home in good repair, keeping similar colours, sits near the low end. A larger home with repairs, tall walls and a big colour change sits near the top. Your photos and the written quote turn the range into one price.

Where does the money go on a paint job?

Most of it pays for time. On a professional paint job, labour is usually the largest part of the price, and the paint and supplies are the smaller share. The hours go into protection, prep, two coats and cleanup.

Prep is the part that changes most from one house to the next. A newer home in good repair may need a wash and a few filled nail holes. An older one may need cracks filled, loose paint scraped and bare spots primed before the first coat goes on.

Painting time follows the surfaces, not the floor area. On rolled walls, every edge along a ceiling, window or baseboard is cut in by brush. Each coat must reach its recoat time before the next one goes on, so drying is part of the schedule.

The paint is a smaller part of the cost, but it has a large say in how long the job lasts. Moving up a product line changes the cost of the paint, not the hours. Our guide to premium and contractor-grade paint works through it for one bedroom.

This is also why a far lower quote deserves a closer look. If time is most of the price, a much cheaper job usually has fewer hours in it.

How can you keep the cost down without cutting corners?

Save on scope and setup, never on prep or coats. Painting fewer rooms keeps the quality of what you do paint, while skipping a step shortens the life of the whole job. These steps help:

  1. Group small jobs into one visit. A bedroom's walls and its ceiling add up to from $650. Booked on its own, a job that size is billed at least the $750 + HST minimum. Adding the next room or the trim makes better use of the same visit, as our post on why painters have a minimum charge explains.
  2. Settle colours before the start date. The paint is mixed to your colour codes, so a change of mind on the day can mean new paint and lost time. Projects over $2,500 include a free 30-minute colour consultation to help you decide early.
  3. Clear the small things. Empty shelves, take down pictures and pack away ornaments before the crew arrives. Furniture is still moved and covered, but a ready room goes faster, and a crowded one sits higher in its range.
  4. Keep colours close where you like them. A fresh coat in a similar colour covers more easily than a big change, which can need primer or a third coat. See how many coats of paint walls need.
  5. Phase by area, not by step. If the budget won't stretch to the whole house, paint whole floors or the outside first and the rest later. Each visit has its own setup, so a few large phases usually cost less than many small ones.
  6. Fix leaks and damp first. Paint needs a dry surface, so paint over an active leak or a damp wall is likely to blister or peel. Our warranty excludes moisture intrusion, so have the leak repaired before the painting starts.

How can you tell if a low painting quote is cutting corners?

Ask what the lower number leaves out. The usual gaps are paint with no name, one coat instead of two, no prep, no written warranty and a cash price with no HST.

Paint makers' data sheets plan on two coats. Sherwin-Williams specifies two coats of its Emerald interior paint over drywall, and Benjamin Moore recommends two coats of Regal Select for full colour and film performance.

A missing HST line isn't always a problem, because a very small business may not have to register. Ask whether the painter is registered, and see whether painters charge HST in Ontario for how to check.

Ontario's guide to your rights when starting home renovations says to get at least three written estimates. It also warns against cash deals and deals that sound too good to be true. Line each quote up against the published ranges above, and when one comes in far below them, ask which of these gaps it has.

When should you book house painting in Toronto?

Book the outside for the warm, dry months and the inside whenever it suits you. In the GTA, late May to September gives exterior paint its most dependable weather. Summer dates tend to fill first, so ask for your quote in winter or early spring.
