What's included

What does commercial painting include?

The scope of this service, on top of what every Great North price includes.

  • Offices, rental turnovers and condo corridors
  • A site walk when the job needs one

Good to know

How is a commercial painting job scoped?

From photos, plans or a site walk, then a written quote. Send photos or drawings of each area, and we walk the property with you when the job needs it, noting every surface and what shape it is in. Your written, itemized quote follows within 24 hours of seeing the job. Commercial work covers offices, rental turnovers and condo corridors across the GTA.

Scoping goes faster when you can answer a few things:

  • Which areas are included, and which are not
  • When each area can be worked on
  • Who the crew reports to on site
  • Any colours or paint lines the building already specifies

Drawings or a floor plan help too, since areas and ceiling heights can be read from them.

How can painting fit around a business's hours?

Raise it before the quote is written. When and where a crew can work changes how a job is planned, so it belongs in the scope and not in a conversation afterwards.

The usual ways to keep a business running are simple. Work one area at a time, so the rest stays open. Do the public areas outside opening hours. Give staff and tenants notice of each stage. Tell us which of these matter to you, so the quote can say how the job is staged.

Occupied buildings add a few practical questions of their own: where materials are kept overnight, which entrance or elevator the crew uses, and how wet paint is signed.

Which finishes suit busy spaces?

Ones that can be washed. Corridors, lobbies and offices get touched, scuffed and cleaned far more than a living room.

SurfaceWhat usually works
Corridor and office wallsA washable eggshell or satin
Doors, frames and trimA semi-gloss enamel
CeilingsA flat finish, which hides flaws
Washrooms and kitchensA finish rated for moisture

Matching an existing colour matters as much as the finish. Give us the building's colour schedule if there is one, so later touch-ups match.

Low-odour waterborne paints are the norm in occupied buildings. The paint sheen guide explains the trade-off between a finish that hides flaws and one that cleans easily.

What should you ask any painting contractor for?

Ask for three documents before work starts: a WSIB clearance, a certificate of insurance and a written scope with dates. They are standard requests for commercial work in Ontario.

  • A WSIB clearance shows the contractor is registered with Ontario's Workplace Safety and Insurance Board and its account is in good standing.
  • A certificate of insurance shows the liability coverage in force, and can name your building.
  • A written scope lists the areas, the prep, the paint by brand and line, the price and the dates.

How to choose a house painter in Toronto covers the same checks for any painter. For rental units between tenants, see rental turnover painting.

  2. A crew lead looks it over

Your photos and sizes checked, along with every surface and its repairs. We come to see the job when photos aren't enough, when it's a big one, or once you're going ahead.

  3. Written, itemized quote

Delivered within 24 hours of seeing the job, priced on your sizes: the scope, the prep, the paint named by brand and line, the price plus HST, the dates, and any surface the warranty can't cover.

  5. Prep and protection

  6. Two coats, done properly

The paint named in your quote, cut in and rolled or sprayed as specified, with the work area cleaned up at the end of every day.
