Local notes
What should you know about painting a home in Pickering?
Most of Pickering's suburbs were built as subdivisions after the Second World War, starting around Frenchman's Bay, and the population rose from about 38,000 in 1981 to about 69,000 in 1991. Many homes are brick detached houses, semis and towns. Seaton, a new community planned for about 21,000 homes, had about 1,500 built by 2022, and condo towers are rising near Pickering Town Centre.
The hamlet of Whitevale
Whitevale, a hamlet in north Pickering, has been a heritage conservation district since the early 1990s, and most of its 35 properties are houses. Its guidelines cover exterior repairs and changes, so ask the City whether a permit is needed before repainting.
Building sites next door
Seaton is still being built, so finished streets often sit beside active building sites. Dust blown off them sticks to wet paint, so plan exterior work for calm days, and wash the walls before the first coat.
The pre-delivery inspection
New Seaton houses and condos near Pickering Town Centre get a walk-through with the builder before possession, the pre-delivery inspection. Note scuffed, dented or patchy walls on its form, as damage left off can be hard to prove was there first.
Neighbourhoods
Neighbourhoods we serve in Pickering
What the homes are like in each part of Pickering, and what that means for a paint job.
Bay Ridges
Bay Ridges grew from a village at the Frenchman's Bay wharf in the 1870s, but most of its homes went up in the 1960s and 1970s, with the Nautical Village added at the foot of Liverpool Road in the mid-2000s. Lakeside walls take the most wind.
West Shore
West Shore, beside the lake west of Frenchman's Bay, has bungalows, raised bungalows and back-splits from the 1960s and 1970s. Back-splits have stepped stairwell walls that need a stair ladder or platform.
Rosebank
Rosebank, near the mouth of the Rouge River, was a place of small seasonal cottages in the early 1900s, and its first subdivisions came in the 1970s. Old cottage siding and trim there may carry lead-based paint.
Liverpool
Most of Liverpool's homes were built in the 1970s, many of them detached houses and semis on quiet crescents. Textured ceilings from that decade are tested for asbestos before any removal.
Amberlea
Amberlea's first homes went up in 1975, and the rest followed through the 1970s and 1980s. Oak kitchens and railings from the later years take a stain-blocking primer before paint.
Brock Ridge
Brock Ridge was built mostly from the 1980s on, with detached houses, semis and towns. Houses of that age often need cracked exterior caulking replaced before a repaint.
Duffin Heights
Duffin Heights, begun in 2012 and still growing, has detached houses, towns and stacked towns. Young houses there can show nail pops and small drywall cracks, which are filled before painting.

Questions
Questions from Pickering
What does it cost to paint two or three rooms in Pickering?
$700–$1,500 for a living or dining room, and from $450 for a bedroom's walls, in 2026, before HST. A job under one crew-day is billed at least the $750 + HST minimum.
Where can you take leftover paint in Pickering?
To a Region of Durham waste management facility, which takes household hazardous waste free. Paint counts, so it stays out of the garbage. The Oshawa facility also runs a paint reuse centre.
Should a popcorn ceiling in a 1980s Pickering house be tested?
Yes, before removal. Asbestos was used in some textured ceilings in Canada, mainly in homes built before about 1990, and Pickering grew quickly through the 1980s. Every popcorn ceiling removal starts with an asbestos test, before any work begins.
What does it cost to paint the outside of a two-storey house in Pickering?
$7,000–$18,000 for a two-storey home and $4,000–$8,000 for a bungalow in 2026, before HST. Size, height and the prep the walls need decide where a house falls.
Do you need a heritage permit to paint a house in Pickering?
Only in some places. Whitevale, in north Pickering, is a heritage conservation district whose guidelines cover exterior changes, so ask the City first. Elsewhere, painting needs no building permit.
