What should you know about painting a home in Forest Hill?
Forest Hill was a separate village from 1923 until it joined Toronto in 1967, and its building rules required every house to be designed by an architect. Lower Forest Hill, south of Eglinton Avenue, was built up mostly in the 1920s and 1930s with large brick and stone homes. Upper Forest Hill filled in later, mostly in the 1940s and 1950s, with smaller houses on similar lots, many in Tudor and Georgian styles.
Chalky old ceilings
Lower Forest Hill went up in the 1920s and 1930s, when calcimine, a chalk-and-glue paint, was still common on ceilings. Latex over it tends to bubble and peel, so wash it off with warm water or seal it with an oil or shellac primer.
A tree in every yard
Forest Hill's early building rules required a tree in every front yard, and its streets are still lined with trees. Overhanging branches and clogged gutters keep wood trim damp, so clear gutters and have branches trimmed before exterior painting, calling 311 for City-owned trees.
Original wood sashes
Many of Forest Hill's pre-war houses were built with wood windows, and some keep their original sashes. Test old sash paint for lead before scraping, reglaze loose panes, and lap the new paint slightly onto the glass to seal the putty.
