Every renovation is quoted after a visit: the space measured, its walls, floors and fixtures checked, and the trades and permits it needs worked out.
The scope room by room, the materials by brand and line, the trades and permits, the price plus HST, and the dates.
You sign a written contract and book your start date with a 20% deposit. Work that needs a permit starts once the permit is issued.
Floors and rooms protected, dust barriers up where the work needs them, and the work area cleaned up at the end of every day.
Plumbing, electrical and gas work is done by trades holding their own Ontario licences, and inspected wherever the permit calls for it.
The rest is due an hour before we finish. We walk the finished job with you and fix small items on the spot. Painting in the job carries our written 5-year interior warranty.
Trades and permits
Ontario reserves this work for its own licence holders, so we hire them for it, and your quote names each one.
An electrical contractor holding an Electrical Safety Authority (ESA) licence does the work, and files the ESA notification that serves as its permit.
A plumber holding an Ontario Certificate of Qualification does the work, under a building permit whenever the job adds or moves plumbing.
A TSSA-registered gas contractor, with certified gas technicians, does any gas work, such as moving a range's gas line.
Your quote names the permits the job needs and who applies for each. Work a permit covers starts once it is issued, and is inspected as the permit requires.
In a home built before 1990, the materials a job will disturb are tested for asbestos before any demolition, as Health Canada advises.
Questions
Yes, every time. A crew lead measures the space and checks its walls, floors and fixtures. Your written, itemized quote follows the visit.
It depends on the work. In Toronto, new plumbing and adding or removing walls need one, while new cabinets, insulation and replacement fixtures don't. Your quote names the permits your job needs.
Trades holding their own Ontario licences. A plumber with a Certificate of Qualification does the plumbing, and an electrical contractor with an ESA licence does the electrical.
The same way as a painting job: 20% books your dates, and the rest is due an hour before the job is finished. Your written contract sets out each payment.
Whenever your quote includes it. Painting in a renovation carries our written 5-year interior warranty, like any other interior job.
In a home built before 1990, the materials a job will disturb are tested before any demolition. If a test finds asbestos, a qualified removal company takes it out first.
