Local notes
What should you know about painting a home in Vaughan?
Vaughan grew from farmland and villages such as Woodbridge, Maple and Kleinburg, and its population rose from about 30,000 in 1981 to more than 320,000 by 2021. Most homes went up from the 1980s on, mainly detached brick houses, semis and towns. Condo towers now rise around the Vaughan Metropolitan Centre at Highway 7 and Jane Street.
Four heritage districts
Kleinburg-Nashville and Maple are two of Vaughan's four heritage conservation districts, along with Woodbridge and Thornhill. Before changing the colours, siding or windows of a home in one, check with the City, since a heritage permit may be needed.
Keep paint off sprinklers
Condo units in the new towers around the Vaughan Metropolitan Centre have fire sprinklers. Paint on a sprinkler head or its cover plate can stop it working properly in a fire, and a painted head may need replacing, so keep paint off both.
Builder-grade flat paint
Much of Vaughan went up in the 1990s and 2000s, and builders then often finished walls in flat paint. Flat hides flaws but marks easily, so halls and kitchens are better in a washable eggshell or satin.
Neighbourhoods
Neighbourhoods we serve in Vaughan
What the homes are like in each part of Vaughan, and what that means for a paint job.
Maple
Maple grew from a village on Keele Street into one of Vaughan's largest suburbs from the 1980s on, around a small heritage district. Most homes there are brick, so exterior painting is mostly trim, doors and garage doors.
Kleinburg
Kleinburg, a 19th-century village above the Humber River and home to the McMichael Canadian Art Collection, lies in the Kleinburg-Nashville heritage district, with large estate houses around it. Colour changes in the village core may need a heritage permit.
Concord
Concord, around Highway 7 and Keele Street, mixes older houses and industrial parks with newer towns and condos. Condo work there follows each building's rules for elevator bookings and hallway protection.
Vellore Village
Vellore Village, in west Vaughan, was built mostly in the 2000s, with brick houses often trimmed in stucco and stone. Stucco takes its own masonry primer and paint, apart from the wood trim.
Vaughan Metropolitan Centre
The Vaughan Metropolitan Centre, at Highway 7 and Jane Street, is a new downtown of condo towers around the subway station that opened in 2017. New suites there come with each building's rules for bookings and work hours.

Questions
Questions from Vaughan
What does it cost to paint a two-storey foyer or stairwell in Vaughan?
$1,100–$2,200 in 2026, before HST. The height sets the price, because tall walls need staging and take longer to cut in. Your written quote sets the price.
Where does leftover paint go in Vaughan?
To a York Region household hazardous waste depot, such as the McCleary Court Community Environmental Centre in Vaughan. Residents can drop off up to 60 litres a day, in the original containers, with proof of address.
Do popcorn ceilings in Vaughan homes need an asbestos test?
Test before anyone scrapes one. Asbestos was used in some textured ceilings in Canada, mainly in homes built before about 1990, and many Vaughan homes went up in the 1980s. Every popcorn ceiling removal starts with an asbestos test, before any work begins.
What does it cost to paint a condo at the Vaughan Metropolitan Centre?
$1,100–$2,400 for a 1-bedroom and $1,800–$3,800 for a 2-bedroom unit in 2026, before HST. We arrange the elevator booking with your building.
Do you need a heritage permit to paint a house in Vaughan?
Only in some places. Vaughan has four heritage conservation districts, Kleinburg-Nashville, Maple, Woodbridge and Thornhill, where colour or siding changes may need a permit. Elsewhere, painting needs no building permit.
