Local notes

What should you know about painting a home in Whitby?

Whitby grew up around a natural harbour on Lake Ontario, and older houses still line the streets around the downtown that Peter Perry set up in 1836. The town and township merged in 1968, and the population grew from about 25,000 in 1971 to about 139,000 in 2021. Since the mid-1990s, new subdivisions of brick detached houses, semis and towns have spread mostly north, including around Brooklin.

  1. Werden's Plan streets

Werden's Plan, a heritage conservation district of 250 properties, takes in many of downtown Whitby's historic residential streets. Exterior work there follows the district plan's guidelines and may need a heritage permit, so check with the Town's heritage staff first.

  2. Brooklin, old and new

Brooklin's old village centre has been a heritage conservation district since 2008, while the subdivisions around it are much newer. Ask the Town whether an address falls inside the district, where exterior changes may need a heritage permit.

  3. Fall by the harbour

Lake Ontario gives off stored summer heat in the fall, so the shore around Port Whitby tends to stay milder than Brooklin, farther inland. Plan exterior painting in Brooklin earlier in the fall; near the water it can often run a little later.

Neighbourhoods

Neighbourhoods we serve in Whitby

What the homes are like in each part of Whitby, and what that means for a paint job.

  • Port Whitby

Port Whitby grew up around the town's harbour, but most of its homes today were built in the 1990s and 2000s, near the waterfront trail and marina. Walls facing the lake take the most wind and damp.

  • Pringle Creek

Pringle Creek was built mostly in the 1980s and 1990s, with detached houses, semis and towns along its creek valley. Oak kitchens and railings from those years take a stain-blocking primer before paint.

  • Blue Grass Meadows

Blue Grass Meadows has homes built from the 1980s on, mostly detached houses and semis. Houses of that age often need cracked exterior caulking replaced before a repaint.

  • Williamsburg

Williamsburg was built mostly in the 1990s and early 2000s, with detached houses and towns. Many have two-storey foyers, where height drives the time a job takes.

Questions

Questions from Whitby

What does trim painting cost in a Whitby house?

$2.50–$4.00 per linear ft in 2026, before HST, for baseboard, casing and crown. Interior doors are quoted with the job. Trim is often done with the walls, to make the most of one visit.

Where do Whitby residents take leftover paint?

To a Region of Durham waste management facility, free of charge. The one in Oshawa has a paint reuse centre, where residents can drop off or pick up usable paint and stain.

Is lead paint likely in the old houses near downtown Whitby?

Yes. Health Canada says a home built before 1960 probably contains lead-based paint, and the streets around downtown Whitby date from the 1800s. Have old paint tested before it is sanded or scraped, since the dust is the hazard.

What does it cost to paint the outside of a two-storey house in Whitby?

$7,000–$18,000 for a two-storey home in 2026, before HST. On brick houses the painting is mostly trim, soffits, doors and garage doors, and your written quote sets the price.

Do you need a heritage permit to paint a house in Whitby?

Only in some places. Downtown's Werden's Plan district and Brooklin's village centre are heritage conservation districts, where exterior work may need a permit, so check with the Town first. Elsewhere, painting needs no building permit.
