What should you know about painting a home in North York?
North York was mostly farmland until the Second World War, then grew from about 86,000 people in 1951 to more than 500,000 by 1971. Many homes from that boom are brick bungalows, side-splits and back-splits, and Don Mills was laid out as a planned model community. Condo towers now cluster along Yonge Street around North York Centre, and since the 1990s large new houses have replaced many older ones in Willowdale.
Don Mills, 1952 to 1965
Don Mills was developed between 1952 and 1965, straddling Health Canada's 1960 cut-off: earlier homes probably contain some lead-based paint, and later ones may still have it on the exterior. Either way, test original trim and doors before sanding.
Willowdale's half-storey rooms
Willowdale's modest post-war houses are often one and a half storeys, with upstairs rooms under the roof. Sloped ceilings, knee walls and dormers add corners to cut in, and those rooms heat up in summer, so paint them in the cool of the morning.
Backing onto the ravines
The West Don and East Don rivers run through wooded ravines across North York. Houses backing onto them often stay shaded and damp, so wash off mildew before painting and choose a mildew-resistant exterior paint.

Willowdale
Willowdale's modest post-war houses are steadily being replaced by much larger ones, and condo towers line Yonge Street around North York Centre. In the new houses, tall foyers and stairwells, not floor area, take most of the painting time.
Don Mills
Planned as a model community, Don Mills is known for modernist bungalows and split-levels with low rooflines, wide windows and wood siding. That siding and trim needs scraping and priming wherever the old paint has lifted.
Bayview Village
Bayview Village was built from 1954 to 1964 on curving streets that follow the East Don valley, with ranch bungalows, split-levels and Georgian Revival houses. Many original aluminum soffits there have chalked and are washed before painting.
Hoggs Hollow
Hoggs Hollow sits in the West Don valley around Yonge Street and York Mills Road, with large houses on steep, winding, wooded lots. Slopes make safe ladder footing harder, so exteriors there may need scaffolding.
Bathurst Manor
Bathurst Manor was built from 1954 into the early 1960s with ranch homes and side-split bungalows on wide lots, and many have since gained a second storey. Where old plaster meets new drywall, each needs its own repair before paint.
Downsview
Downsview has post-war bungalows near the former Downsview airport, and new neighbourhoods are going up on the airport lands. One street there can hold a 1950s house that needs a lead test beside a brand-new one.
Newtonbrook
Newtonbrook, near Yonge and Steeles, mixes 1950s and 1960s houses with apartment and condo towers along Yonge Street. Condo work there starts with each building's rules for elevator bookings and work hours.
