Local notes

What should you know about painting a home in Markham?

Markham Village and Unionville keep houses from the 1800s along their main streets. Most homes around them went up after 1971, when Markham became a town as Toronto's suburbs spread north, and many are brick detached houses, semis and towns. Cornell, begun in 1997 as a new urbanist community, is mostly towns, semis and detached houses with garages at the rear.

  1. Minor or major permits

Markham has four heritage conservation districts, Unionville and Markham Village among them. A City by-law sorts exterior work there into no permit, a minor heritage permit or a major one. A new colour may need a minor permit, so ask the City before repainting.

  2. Towns and semis in Cornell

Many Cornell homes are towns and semis, which share a wall, a roofline and often a run of trim with the house next door. Keep to the existing trim colour, or agree on a change with the neighbour before painting.

  3. A degree or two cooler

Markham tends to run 1 to 2°C cooler than downtown Toronto. In spring and fall, check the overnight low as well as the daytime high, since exterior paint must stay above its label minimum while it dries.

Neighbourhoods

Neighbourhoods we serve in Markham

What the homes are like in each part of Markham, and what that means for a paint job.

  • Unionville

Unionville's Main Street keeps 19th-century houses and shops in one of Markham's heritage conservation districts, where a new colour may need a minor heritage permit. Its old wood siding and trim take careful hand prep.

  • Markham Village

Markham Village, along Main Street Markham, is another heritage district, with 1800s brick and frame houses beside newer infill. Layers of old paint on its wood trim are tested for lead before scraping.

  • Berczy Village

Berczy Village, named for Markham's founding settler William Berczy, was built mostly in the late 1990s and 2000s with detached houses, semis and towns. Many have two-storey foyers, where height drives the time a job takes.

  • Cathedraltown

Cathedraltown, in north Markham, grew up in the 2000s around the Cathedral of the Transfiguration, with houses and towns in traditional styles. Townhouse rows share trim lines with their neighbours.

  • Angus Glen

Angus Glen, around its golf club in north Markham, has large detached houses built mostly in the 2000s, often in brick, stone and stucco. Stucco takes its own masonry primer and paint.

  • Box Grove

Box Grove, in southeast Markham, keeps a few buildings from its 19th-century hamlet among subdivisions built from the 2000s on. Newer houses there often need nail pops and small cracks filled before their first repaint.

Questions

Questions from Markham

What does it cost to paint the inside of a 3-bedroom home in Markham?

$4,800–$9,500 in 2026, before HST. Size, repairs and the colour change place a home within that range. The same published prices apply across Markham, with travel built in.

Where can you take leftover paint in Markham?

To the Markham Household Hazardous Waste Depot, which York Region runs. Residents can drop off up to 60 litres a day. Keep paint in its original, labelled can and bring proof of address.

Should a popcorn ceiling in a Markham house be tested before it is removed?

Yes. Asbestos was used in some textured ceilings in Canada, mainly in homes built before about 1990, and most Markham homes went up after 1971. Every popcorn ceiling removal starts with an asbestos test, before any work begins.

What does it cost to paint a condo in Markham?

$1,100–$2,400 for a 1-bedroom and $1,800–$3,800 for a 2-bedroom unit in 2026, before HST. We arrange the elevator booking with your building.

Do you need a heritage permit to paint a house in Unionville or Markham Village?

A new colour may need one. Markham's by-law sorts exterior work in its heritage districts into no permit, a minor permit or a major one, so ask the City first. Elsewhere in Markham, painting needs no building permit.
