What should you know about painting a home in Downtown Toronto?

Older downtown neighbourhoods such as Cabbagetown, Corktown and Kensington Market are lined with Victorian and Edwardian row houses and semis, mostly of brick. Bay-and-gable houses, built from the 1860s until the late 1890s, are especially common. Condo towers now rise across downtown, from the waterfront north to Bloor Street.

  1. Carved gables, old paint

    Nearly half of the 3,000 houses built in 1880s Cabbagetown were bay-and-gables, known for carved gable boards and brackets. Trim that old likely carries lead-based paint, and Health Canada advises against sanders and heat guns on it, so use a chemical paste stripper.

  2. Bare brick or painted

    Victorian bay-and-gables were often fronted in red or white brick. Paint can trap moisture in old brick, and freeze-thaw cycles then flake its face, so leave bare brick unpainted and use a breathable masonry paint where it is already painted.

  3. Condo balconies and doors

    Downtown's condo balconies are usually exclusive-use common elements: yours to use, but managed by the corporation. Changing common elements usually needs the board's approval, so ask management before painting a balcony or the hallway side of a unit door.

    Around Trinity Bellwoods Park, streets of Victorian and Edwardian row houses and semis hold many bay-and-gables with carved trim. Detailed trim is scraped and brushed by hand, which takes longer than flat siding.

  • Liberty Village

    Liberty Village's old factory buildings, once home to Massey-Harris and Inglis, are now lofts and offices, surrounded by condo towers built since the 2000s. Loft ceilings with exposed ducts are usually sprayed rather than rolled.

  • Yorkville

    Yorkville was a village until Toronto annexed it in 1883, and its Victorian houses now hold shops and galleries beside luxury condo buildings. Those buildings usually ask contractors for a certificate of insurance before work starts.

  • Regent Park

    Regent Park, begun in the late 1940s as Canada's first large public housing project, has been rebuilt since the mid-2000s as a mixed neighbourhood of rental, co-op and condo buildings.
