Local notes

What should you know about painting a home in Newmarket?

Newmarket began as a Quaker settlement on the Holland River in the early 1800s, and old Main Street keeps buildings from that century. A suburban boom began in the 1950s, and between 1971 and 2001 the population more than tripled, so many homes are brick detached houses, semis and towns from those decades.

  1. Main Street's masonry rules

Lower Main Street South, in old downtown Newmarket, has been a heritage conservation district since 2013. Painting, staining, cleaning or repointing masonry there may need a heritage permit, so check with the Town before any work on brick.

  2. Panelled 1970s basements

Newmarket grew fast in the 1970s, and basements finished in that decade often have panelled walls. Clean, scuff-sand and prime panelling with a bonding primer before painting, and fill the grooves if you want a flat wall.

  3. Rinse water and the river

Fairy Lake sits on the East Holland River, which flows to Lake Simcoe, and the Town says all of Newmarket's stormwater reaches that lake without going through a treatment plant. Rinse latex brushes and rollers in a sink, never at the curb.

Neighbourhoods

Neighbourhoods we serve in Newmarket

What the homes are like in each part of Newmarket, and what that means for a paint job.

  • Glenway Estates

Glenway Estates was developed in the 1980s, and its former golf course, closed in 2011, has since been rebuilt with new homes. Its 1980s houses often keep oak railings and kitchens that need a stain-blocking primer.

  • Stonehaven

Stonehaven and neighbouring Wyndham were developed in the 1990s and 2000s with detached houses on curving streets. Their original exterior caulking is often cracked by now and is replaced before a repaint.

  • Copper Hills

Copper Hills, developed in the 2010s, has detached houses, semis and towns. Young houses there can show nail pops and small drywall cracks as the framing settles, which are filled before painting.

  • Summerhill Estates

Summerhill Estates was built mostly in the early 2000s beside the Mulock Farm, a landmark at Yonge and Mulock since 1880, with detached houses, semis and towns.

Questions

Questions from Newmarket

What does it cost to paint a living room in Newmarket?

$700–$1,500 in 2026, before HST. Its ceiling adds $200–$400 per room. Booked alone, a room in Newmarket is billed at least the $750 + HST minimum.

Where do Newmarket residents take leftover paint?

To a York Region household hazardous waste depot. The East Gwillimbury depot is one of them. Residents can drop off up to 60 litres a day, in the original containers, with proof of address.

Should popcorn ceilings from Newmarket's 1970s houses be tested?

Yes, before removal. Asbestos was used in some textured ceilings in Canada, mainly in homes built before about 1990, and Newmarket grew quickly from the 1970s. Every popcorn ceiling removal starts with an asbestos test, before any work begins.

What does it cost to paint the inside of a 3-bedroom house in Newmarket?

$4,800–$9,500 in 2026, before HST. Size, repairs and any colour change decide where a house falls, from a 1970s back-split to a newer two-storey home.

Do you need a heritage permit to paint a house in Newmarket?

Only for some work on old Main Street. Lower Main Street South has been a heritage conservation district since 2013, and painting, cleaning or repointing masonry there may need a permit. Elsewhere, painting needs no building permit.
