Which exterior price fits your house?
The outside's surface and its height decide which price applies. Painted siding and trim use the bungalow and two-storey rows, and aluminum or vinyl siding on a detached bungalow has its own row. Stucco and brick are quoted once we've seen them.
| Your exterior | How it's priced | What takes the time |
|---|---|---|
| Painted wood or other painted siding, one storey | The bungalow row | Scraping loose paint, priming bare wood and caulking open joints |
| Painted wood or other painted siding, two storeys | The two-storey row | The same prep, plus taller ladders and more wall at height |
| Aluminum or vinyl siding, detached bungalow | The siding row | Washing, de-chalking, adhesion tests and spot-priming bare metal |
| Stucco | Quoted once we've seen it | Crack repairs, cleaning and a coating that lets moisture out |
| Brick | Quoted once we've seen it, against a typical range | The brick's condition, and whether it suits paint or stain |
Each surface wears out in its own way, which is why the prep differs. Wood swells and shrinks with moisture, so old paint on wood cracks and peels over time. Aluminum and vinyl finishes turn chalky as sunlight breaks them down, and the chalk must be washed off before new paint will grip.
Vinyl adds a colour limit. Benjamin Moore's exterior data sheet says not to paint vinyl darker than its original colour, unless the colour is on its approved vinyl list. Darker colours absorb more heat and can warp the siding.
Soffits, fascia, and the garage and front doors can be done in the same job as the walls, so the whole house matches.
Stucco and brick need coatings that let moisture out, and painted brick is hard to undo. Our guides to painting aluminum siding, painting stucco and painting brick go further. If part of your house is brick or stucco, that part is quoted once we've seen it.
What does it cost to paint the outside and one project inside?
Painting a bungalow's exterior and its kitchen cabinets costs $7,200–$16,500 in 2026, before HST. Pairing the outside with one inside project is a simple way to plan a year of painting. The outside needs the warm months, and the inside can go in any season.
| Example | What it covers | Total before HST |
|---|---|---|
| Siding bungalow and living room | Aluminum or vinyl siding on a detached bungalow, and the living room with its ceiling | $4,900–$10,900 |
| Two-storey and front hall | A two-storey exterior, and a two-storey front hall or stairwell inside | $8,100–$20,200 |
| Two-storey and bedrooms | A two-storey exterior, and three bedrooms with their ceilings and trim | $9,100–$21,900 |
Each total adds published rows from our price list, before HST. Where a house lands depends on its size, its condition and the colour change. Stucco and brick exteriors can join a total like this once they have been quoted.
What adds to the cost of painting a house exterior?
Height, peeling paint and hard-to-reach walls are the usual reasons an exterior sits high in its range. Each one adds hours or equipment:
- Height. Second storeys, gables and walls above a slope need taller ladders, and sometimes scaffolding. Ontario's construction safety rules cover painting, and they require fall protection where a worker could fall more than 3 metres. That equipment takes time to set up and move.
- Peeling and bare wood. Paint makers' data sheets say surfaces must be free of chalk and loose or scaling paint. Every loose patch is scraped and sanded, and bare wood is primed before the finish coats go on.
- Old paint. Health Canada says a home built before 1960 probably has lead-based paint, and the exterior of a home built from 1960 to 1990 may have it too. It warns against sanders and heat guns on lead paint, so test old paint before anyone scrapes or sands it.
- Access. Narrow side yards, gardens against the walls, decks and additions slow ladder work. Plants, walkways and decks also need covering before any scraping starts.
- Detail. Decorative trim, porch railings, shutters and extra colours all add brush time.
Why does the season matter when you book exterior painting?
Because the weather sets the working days, and the GTA's dependable window for exterior paint is short. Book early, and expect rain to move a day or two.
- Temperature. Every exterior paint has a minimum air and surface temperature on its data sheet, and cold nights matter as much as the days. Our guide on how cold is too cold to paint outside explains the limits.
- Rain and dew. Fresh paint needs dry hours after it goes on, so a wet week pushes back every job behind it.
- Late starts. By late October, short days and cold nights leave few painting hours. A job that starts late can run out of good weather.
Photos and the written quote don't need warm weather, so they can come well before the season, as long as the walls are clear of snow. When you compare quotes, ask each painter how rain days are handled. If this year's window has passed, the inside can be painted now and the outside planned for next season. Our guide to the best time to paint a house exterior walks through the months.
What are the red flags in an exterior painting quote?
Watch for a quote that doesn't name washing or scraping, or that plans a single coat. Outside, skipped prep and thin paint show up sooner than they do indoors.
| Red flag | Why it matters outside |
|---|---|
| No washing named | Paint makers say surfaces must be free of dirt, mildew and chalk, and even sheltered eaves need washing |
| No scraping or sanding named | New paint over loose paint comes off with it |
| One coat | Benjamin Moore's exterior data sheet calls for two coats on wood and on any bare surface |
| No primer for bare wood or metal | Bare spots need the primer the paint maker names for that surface |
| A dark colour on vinyl, with no word on vinyl-safe colours | Darker colours absorb more heat and can warp vinyl siding |
| A late-fall start with no weather plan | Cold nights and dew limit the painting days, and paint that goes on too cold can fail early |
A wash also needs drying time. Siding in the sun can be ready the next day, while shaded walls, wood trim and masonry often take longer. A quote that allows for it is planning the job properly.
